
Corporativo Carracci
Located in southern Mexico City along the Insurgentes Sur corridor, the Carracci Corporate Building asserts an innovative presence through its bold material palette and versatile volumetry. The tower’s envelope is defined by a sophisticated interplay between a high-performance curtain wall and a ventilated terracotta façade.
The building rises from a podium that maintains direct contact with three distinct street frontages: Insurgentes Sur, and the streets of Empresa and Carracci. This configuration allows the project to respond both to the high-energy dynamism of one of the city's primary arterial axes and the quieter, residential scale of the surrounding Insurgentes Extremadura neighborhood. The two-level podium is primarily dedicated to retail, honoring the commercial vocation of the corridor with restaurants, food courts, and service-oriented spaces. On the third level, the sky lobby serves as the main entrance to the corporate headquarters and the first tier of offices; it is enveloped by terraces and landscaped areas that echo the verdant character of the local context.
Given the site’s unique geometry and the objective of maximizing its development potential, the floor plate is configured around an irregular footprint. It is composed of two rectangular polygons transversally linked by a compact core, which generates a dynamic volumetry that suggests two intersecting bodies. Furthermore, as a strategy to optimize the site’s potential, a vertical fold is introduced along the primary eastern and western façades. This architectural gesture enhances the tower’s slender profile, which is further articulated by vertical terracotta mullions. These elements improve the building's energy performance while creating a fluid texture that shifts in appearance depending on the viewer’s perspective.
The tower comprises 19 office levels, with an average floor area of 2,000 m2, offering the flexibility to be divided into up to four tenant spaces—all of which enjoy panoramic views across the city. To support the corporate program, the building includes 11 levels of subterranean parking, with technical and mechanical areas situated in both the basements and the rooftop. Thanks to its design excellence, the quality and innovation of its integrated systems, and its advanced construction methods, the project is targeting LEED Silver certification.
